Our 3 Rules:
1.We will always tell the whole truth about what we believe to be the after-repaired value and repairs costs for a particular deal.
2.We will never pressure you into a deal that doesn't meet your goals, or that you can't handle financially or personally.
3.We give 10% of our wholesaling profits to charity(no you aren't a charity).

What is Real Estate Wholesaling?
   Like any wholesaling business, real estate wholesaling is all about selling a product(in this case real estate) to a business(in this case you) at a deeply discounted price.
   We wholesalers spend hours each day digging up leads, talking to sellers, looking at properties and negotiating low prices - all the things you'd do, if only you had the time.
   Once we've found a deal that meets our exacting criteria for great price or terms, we pass it onto a lucky investor or renovator who's ready to spend the time, money, and energy needed to make the really big bucks. Our profit comes from a small markup over the price we've negotiated for the property. But you'll ALWAYS get a bargain price - or we won't do the deal!
   As a wholesale buyer, you get to buy properties at a fraction of their retail value without putting in weeks or months of frustrating, often fruitless effort. What's more, we do all of the time-consuming clerical work, from ordering the termite inspection(which we will provide to you before closing) to getting the title search started(and we ALWAYS guarantee clear, insurable title) to making sure that you get the disclosures and forms you need on the property. We've only done our job if you think, "Gosh, buying this bargain property was as easy as falling off a log".

If You Want to Know What it's Going to Cost You, Read This...
   Our buyers are among the savviest investors in the Greater Indianapolis area. They're not just looking for deals, they're looking for steals - which means properties that they can buy at a minimum 20% discount, or with friendly owner terms. And that's just the kind of deal we provide week in and week out.

About Our Properties    Although we sell spectacular deals all over the Greater Indianapolis area, we mainly look for properties meeting these criteria:
1. They are 1-4 families. Although we occasionally run across a larger property, we sell mostly plain old, easy-to-understand 1-4 families.
2. They need work. In order to negotiate rock-bottom prices, we concentrate on finding properties that need repairs or renovation to bring them into top condition for the area. Some are shells, some just need cosmetics, and most are somewhere in between. If you don't have the skills, experience, or financial resources to complete the repairs, our deals really aren't for you.
3.They have an after-repaired value of less than 150k. Most of our properties have a fixed-up value of $55,000-$75,000. This is a great price range for rental and resale, which makes it very popular amongst our buyers.

Why Our Deals Make You Money
   Here's a question we're asked everyday: "If your deals are so great, why don't you keep them for yourselves?" Fair enough!
   The answer is, we do keep some deals for ourselves. But in the process of trying to find our "keepers", we run across dozens of other great deals that don't fit our requirements. Perhaps it's too far from our "farm" area. maybe it needs more work than we want to tackle. Often, it just comes along at a time when we're over-loaded with properties we've purchased recently.
   As experienced real estate entrepreneurs, we know that our success hinges on constantly generating leads on great deals. So week in and week out, we work to generate the leads that become these great deals. And when they don't fit our strategy at the moment, we pass them onto you at bargain prices. We win, you win, and the seller wins by getting his problem property sold.

How Can You Find Out About Our Great Deals FIRST?
    Our list of bargain-hunting investors and renovators is growing by leaps and bounds. So how can YOU be sure that you don't miss out on the perfect deal? Here are some helpful tips.
   1. Join our buyer's list. We keep files on active buyers and what they're looking for. When a property becomes available, we send the details to the buyers that want that type of deal.  To join the list, simply fill out this form online, or download the application and fax it to us!
   2.Check our Website often. IndyRealEstateInvestor.com also contains photos, descriptions, and details about our current deals.
   3.Keep in touch. If we call you repeatedly and never hear back, we assume that you don't have the time, money, or inclination to buy great deals, and drop you from the list. On the other hand, if you respond ("I'm working on another deal","It's not quite what I'm looking for") we'll know you're still interested, and we'll keep you in the loop.

What Makes You a Qualified Buyer
   Because of the nature of our deals, not everyone who applies for our buyer's list is accepted. Here are our qualifications:
-You must have the CASH to close, or be pre-qualified by an approved lender. The cash can be in the bank, in the form of a home equity loan, in a self-directed retirement plan - anywhere you can get the money in 2 weeks or less. "Qualified lender" means a private lender who can provide the purchase money within 2 weeks.
-You MUST be willing to do repairs. All of our deals need them. Period.
-You must have prior experience. With few exceptions, we do not sell properties to first time buyers. There are lots of reasons for this - if you're curious about them, log on to - well, you know.

 
We Have 3 Rules In Our Wholesaling Business:
 
1) We will never offer a deal that we wouldn't buy ourselves;
2) We will never fudge the facts to make a deal;
3)We will never sell you a deal that's not good for YOU, based on your experience, resources, and exit strategies!
